FDA Center Park One

This project for FDA consisted of 4-floor tenant build-out for GSA. The project included full demolition of floors 4-7 including all MEP infrastructure. The project consisted of new walls, ceiling, floors with some full glass partitions, new lighting with lighting controls, millwork, new security system to include CCTV, full AV, new cabling for Information Technology, 3 form panels, Ceramic flooring in the pantries, backsplashes, new “Quiet Rooms”, mothers rooms, and a full mechanical upgrade to include a new BMS system and new Air Handlers. During construction, this project required full coordination with the building owner while Corenic was also upgrading the Core Restrooms, hallways, and elevator lobby as well as coordinating with the government furniture vendor and moving staff.

Complete build-out of two full floors to include elevator lobbies, STC-rated partitions, executive offices, conference rooms, and judge’s hearing rooms. Included all new lighting, HVAC, re-work to existing ductwork, IT, security, audio-visual, and graphics. Also included pre-construction services to identify long-lead items and work with the architect to confirm layout and dimensions for final drawing adjustments.

Full interior renovation of office space consisting of various offices on multiple floors in an occupied building with strict security and access requirements. Critical path scheduling involved delivery of completed suites on time to achieve overall project milestones and overall scheduled completion. Selective demolition, lift, and replacement of furniture were involved in each phase.

This interior fit-out project consisted of a full renovation of four (4) existing suites in the same building, on multiple floors. The project introduced a stand-alone new HVAC system, new offices, holding rooms, STC- rated areas, open areas for work stations, ceramic tile and solid-surface pantries and copy rooms, and numerous flooring finishes to include resinous epoxy floors. The project also included LED lighting throughout and full security systems. One of the main features of the project also included the addition of an exterior emergency generator.

Build-out involving the installation of new offices, flooring, doors, frames, and hardware. HVAC modifications, electrical upgrades, a new LAN room, and additional requirements to keep the integrity of the secured full floor. Blast film was applied for exterior windows and glass for the weapons room. Structural steel framing was constructed for the raised floor area. Tempered glass partitions and moveable partitions were integrated into the new ceiling systems. New lighting, mechanical, power, fire alarm, and sprinklers were installed throughout the space.

Full-floor renovation for the Department of Justice that included secure rooms, conference areas, STC glass, and wall and door assemblies. The project included IT and security under the general contractor contract for coordination and procurement.
DHS 1401 Mezzanine

This renovation project involved three floors and work on the building’s roof. Four SCIF areas were constructed which required guard services during construction. The build-out included the installation of 110 personnel lockers and space for weapons storage. A holding area and interview room were built to meet the required sound transmission class standards. A physical training room was built-out with matting on the floor and walls. A 150-kilowatt natural gas generator was also installed on a new exterior concrete pad, with a full-height masonry enclosure.

Active renovation of office space in Washington, DC includes the creation of two new conference rooms, various new offices, and workspaces, file rooms, and install of new carpet and paint, throughout. New millwork countertops were installed in the mailroom. Additionally, 2×4 and 2×2 lighting will be installed in affected ceiling areas. Work to be phased to accommodate the relocation of IRS personnel.
